Many tenants still out there. Affordable, well maintained homes are renting fairly quickly.

Still a lot of people needing a decent place to rent. Many of the potential tenants I've worked with recently haven't rented in years but are forced to do so now due to foreclosure. They need to rent for a few years, get back on their feet financially and move forward.

Looks like this investigation is going to put some bums in prison for stacking the decks on HOA board election fraud. Many people don't like HOA boards/rules even when they are trying to do a good job for the communities. The games that have gone on according to the investigation certainly don't help the general perception of HOAs.

...for every time within the last two years that clients told me the banks were going to release thousands of houses on the market soon. I guess if people keeping saying this long enough it will eventually happen. Right now the banks don't seem to be releasing much inventory. Why? Wish I had the answer!

Not that many REO / Bank Owned cheap (under $130K) houses on the market right now - at least in the very popular areas. Buyers need to be ready to make the offer quickly. Some banks are making a quick decision, others just keep the house on the market for a few weeks then pick best offer. A lot of disappointed buyers - and real estate agents!

Currently a lot of home buyers and investors buying up lower priced houses. Multiple offers - Recently I've seen 12 offers on one house, 10 offers on another.
