Las Vegas Short Sales - Seller Information
Are you the owner of a home or commercial property and you can’t afford your mortgage payment? A short sale MAY be the answer.
I say MAY because do not take short sales lightly. Do your homework, find out all the information you can, contact your attorney, CPA or other qualified advisor. They will be able to advise if this is actually the best solution for you. There may be other solutions or programs (for example a loan modification, bankruptcy, Government programs) that you are not aware of that might be more suitable for your situation.

The short sale process will take a number of months and I will work with you as part of your team to get the short sale approved by your lender(s). Lenders have improved their short sale procedures greatly within the last few years but it still takes time, energy and patience to obtain the short sale approval.
Las Vegas Short Sales - Buyer Information
On the buyer's side, there is one major difference between a short sale and a regular sale.
Once the seller has signed the offer and acceptance agreement, the sale must be approved as a short sale by the lender(s) before the property can change hands. Without that short sale approval letter, the deal is NOT going to go through.
The majority of the work in the short sale approval process is on the seller's side but you the buyer need to understand that the process can take some months.
So patience is a virtue on the buyer's side - and often that patience can result in you buying a great property at a fantastic discount.
